Arvind SmartSpaces adds a new residential high-rise project in Bengaluru with a top-line potential of ~Rs. 550 crore 


  • The project is spread across 4.18 acre and has a saleable area of 4.6 lakh sq. ft. Dec 15, 2025: Arvind SmartSpaces Limited (ASL), one of India’s leading real estate development companies, part of the Lalbhai group, announced that it has acquired a new residential high-rise project in Whitefield, Bengaluru with a total estimated saleable area of ~4.6 lakh sq. ft. and a top-line potential of ~Rs. 550 crore. 
  • The project is acquired on an outright basis. 
  • This project is located in Nallurahalli area in Whitefield, Bengaluru. 
  • This addition follows the acquisition of the ITPL road high-rise project signed in FY25. 
  • Whitefield continues to be one of the most dynamic real estate markets in Bengaluru, consistently attracting strong demand from professionals and families seeking premium living spaces. Over the past decade, the region has evolved into a premier residential and commercial hub, driven by its proximity to major IT parks, global corporations, and a thriving social infrastructure. 
  • This would be ASL’s 9 th high rise project in Bengaluru. Arvind SmartSpaces entered the Bengaluru market in 2013 and has until now added 13 projects across the region with 6 projects having already been delivered and 7 in various stages of development/pre-launch.

Arvind SmartSpaces Limited  FY25  PAT grew by 133% YoY

  • Performance summary of FY25:
  • Bookings grew by 15% YoY; Rs. 1,271 Cr vs. Rs. 1,107 Cr last year
  • Collections improved by 7%; Rs. 942 Cr vs Rs. 876 Cr last year
  • Revenue from Operations grew by 109% YoY; Rs. 713 Cr vs. Rs. 341 Cr last year
  • Adj. EBITDA grew by 130% YoY; Rs. 196.2 Cr vs. Rs. 85.4 Cr last year
  • PAT grew by 133% YoY; Rs. 119.2 Cr as against Rs. 51.1 Cr last year
  • During the year acquired new projects with a topline potential of Rs. 4,450 Cr - added projects across Ahmedabad, Bengaluru and Mumbai Metropolitan Region (MMR).  
  •    Net Debt (Interest bearing funds) at Rs. 27 Cr as on Mar 31, 2025 from Net debt of Rs. (41) Cr as on Mar 31, 2024. Net Debt (Interest-bearing funds) to Equity ratio stood at 0.04 as on Mar 31, 2025 as against (0.10) as on Mar 31, 2024
  • Signed a residential plotted development project in Ahmedabad, with a total estimated area of ~150 acre and a top-line potential of ~Rs. 600 Cr. This project is located in Sanand-Nalsarovar road, Ahmedabad. The projectis acquired on an outright basis  
  •   Commenting on the Q4 & FY25 performance, Mr. Kamal Singal, Managing Director and CEO, Arvind SmartSpaces Ltd. said, "FY25 has been another landmark year for us, with several key milestones achieved across bookings, collections, and business development. We are happy to report our highest ever annual bookings at Rs. 1,271 Cr, marking a 15% growth year-on-year. It’s encouraging to see how well our projects are received by homebuyers, especially in newer micro-markets. Projects like Aquacity and The Park have performed exceptionally well, contributing 67% to the total booking value for the year. Bengaluru continues to be a key growth driver, contributing Rs. 474 Cr, 37% of our annual bookings
