Strategic land assets theme:

  • BEML Land Assets (BEML) — a subsidiary of state-run mining and construction equipment manufacturer BEML — debuted on stock exchanges BSE and NSE on Wednesday, April 19. 
  • BLAL reportedly holds about 550 acres of land in Bengaluru and Mysore. 
  • According to analysts, the estimated value of the land assets of BLAL is around Rs 8,400 crore. The land value is estimated at Rs 500-525 per share, say analysts.
  • Based on the decision of Government of India, BEML intends to hive-off of Identified Surplus/ Non-core assets separately and exclude it from the process of strategic disinvestment. In order to achieve the above objective, Identified Surplus/ Non-core Assets are being demerged into BLAL.

    • The fair market value (FMV) is the price settled between a buyer and a seller for a specific asset. Both the parties should be aware of the asset’s present condition and must agree to participate in the transaction with free will without any pressure. The fair market value represents the amount for which a property would ordinarily sell in the open market if put up on sale.
    • The Indian Accounting Standard (AS) 113[1] defines the fair market value (FMV) as the price that is received on selling an asset or paid to transfer a liability in an orderly transaction between the participants on the date of assessment

    • Land & Buildings have been carried as Investment property as per Ind AS-40. In line with the disclosure requirements under Ind AS-40, the fair values of the property valued at Rs. 232537 Lakhs as per the report of a certified valuer have been disclosed in the Financial Statements. 
    • Buildings have been depreciated as per Companies Act, 2013. 
    • The process of transfer of Title Deeds from BEML to BLAL have been initiated and are in progress
